New to the Top 10 this quarter from Q1 2023’s Worst Buildings are 63 Morningside Ave in Manhattan, 422 East 161 St in the Bronx, and 147 Beach 59th St in Queens.

The four story, 16 unit walk-up has fallen further into disrepair, with open violations increasing from 756 to 870 in the quarter, averaging a peerless 54 violations per apartment.
Residents frequently complain of water leaks, electrical problems, peeling plaster, mold, and mice.
